All access managed securely via your Nightingale Admin Centre.
Does any of this sound familiar?
These are the situations FacilityFlow Core was built to remove.
Certificates lapse without warning
Gas, fire, legionella and electrical certificates expire because the reminder lived in one person's calendar.
Repairs get lost between reports
A tenant reports a fault by email, it is forwarded to a contractor, and nobody tracks it to completion.
Planned maintenance slips
PPM schedules drift because reactive work always feels more urgent.
No asset register worth the name
Nobody can say what plant is in a building, how old it is, or when it was last serviced.
Reporting to owners takes days
Portfolio reporting is rebuilt in a spreadsheet every month.
How FacilityFlow Core fixes it.
Three steps. No implementation project required.
- 1
Build the register
Import properties, assets and existing certificates. QR labels tie assets to their record.
- 2
Run the work through it
Reactive requests and PPM jobs are raised, assigned to contractors and tracked to completion.
- 3
Report with confidence
Compliance status, open jobs and spend by property, ready for owners, insurers or auditors.
What you get out of it.
Five things a business owner cares about, and what each one looks like in practice.
One place instead of five
Requests, jobs, assets and certificates stop living in separate inboxes and folders.
Planned work costs less than reactive
PPM that actually runs on schedule reduces the emergency call-outs that follow when it does not.
No silent expiries
Certificate expiry is flagged with enough notice to arrange the visit.
Portfolio at a glance
Compliance and open work by property, without a monthly spreadsheet exercise.
Evidence held per property
Certificates, version history and job records retained against the asset they belong to.

We'd rather show you real ones.
FacilityFlow Core is a young product and we won't publish quotes we haven't earned. Customer stories will appear here as early customers agree to be named — with their own words and their own numbers, not ours. Until then, the free tier is the honest way to judge it: run it on real work for a fortnight and see what changes.
Happy to be an early reference customer? Tell us on the contact form and we'll talk about what that looks like.
FacilityFlow Core questions, answered.
Everything you need to know about Starter, scaling up, and optional onboarding.
What's included in the free Starter tier?+
Starter is free forever for up to 2 properties. You get maintenance requests, the core compliance tracker, the asset register with QR labels and up to 3 users — enough to run a small portfolio or trial the system before you commit.
How does Pro pricing work?+
Pro is £149/month flat — unlimited properties, unlimited users, unlimited assets, full compliance tracker, PPM scheduling, contractor management and integrations. No per-property or per-asset charges. Enterprise is custom priced and unlocks FM company mode (multi-client tenancy), SSO/SAML, custom SLAs and a dedicated success manager.
Which compliance areas does it cover?+
Fire risk assessments, gas safety, legionella, PAT testing, lift LOLER, asbestos and general landlord certificates — with expiry alerts, version history and one-click reports for insurers, tenants and auditors.
How does the FM company mode work?+
Enterprise unlocks managing-agent mode — one login, multiple client tenancies with isolated data, per-client branding and role-based access. Ideal for FM companies, block managers and multi-site property teams.
Can I bulk import my existing register?+
Yes. Upload a CSV of your existing properties, assets or compliance records on any tier — FacilityFlow will match, categorise and de-duplicate. Enterprise includes assisted import with our team.
